What is on this site
We have tried to make everything here accurate, including every published rate. Publishing them in full is a deliberate choice and we would rather be held to them than hedge. Rates, availability and details can still change.
Nothing on this website is a contract or an offer to contract. A booking exists when there is a signed rental agreement and a paid deposit.
The images
The venue is under construction and opens in May 2027. Every image on this website is an architectural rendering, and each one is labeled as such where it appears. They show the building as designed; finished construction will differ in detail.
They come down as soon as there is something to photograph. Until then, treat them as drawings rather than as photographs of a room you can walk into.
The availability calendar
The calendar reflects our records at the time you load the page, and it is read live rather than maintained by hand. A date shown as open has not been reserved by anyone.
Showing open is not a reservation. Dates can be taken between your looking and your writing, and only a signed agreement and a paid deposit hold one. If we cannot reach our calendar at all, the page says so rather than showing you an empty month as an available one.
What belongs to whom
The name Antelope Creek Ranch Venue, the logo, the renderings, the photographs and the text on this site belong to us. Please do not reproduce them commercially without asking. Ask. The answer is usually yes.
Links off this site
Where we link somewhere else, to a map, a courthouse or a hotel, we are not responsible for what is there.
Limits
This website is provided as it is. We do not warrant that it will be uninterrupted or error-free, and to the extent the law allows, we are not liable for loss arising from your use of it. Nothing here limits liability that cannot lawfully be limited.
Governing law
Kansas law governs these terms, and the courts of Sumner County, Kansas have jurisdiction.
Booking and rental
Holding a date
A $2,000 reservation deposit takes a date off the calendar. It is non-refundable, and it is not a damage deposit. It buys the date, and from the moment it is paid that date is not sold to anyone else.
The balance is due in full within six months of the deposit, or two months before the event date, whichever comes first.
There is exactly one circumstance in which the $2,000 comes back to you, and it is if we cannot open. See “If we cannot open” below.
The damage deposit
A $500 damage deposit is due in addition to the $2,000 that holds the date. Unlike the reservation deposit, this one is refundable.
If nothing is damaged and the venue does not need extensive cleaning after your event, the $500 is refunded one week after the event.
If you cancel
The $2,000 reservation deposit is not refunded.
If you cancel after paying the remaining rental balance, and we successfully re-book your canceled date, you are refunded 50% of the remaining rental balance you actually paid. The $2,000 deposit is not part of that calculation.
If the date does not re-book, that refund is not owed. We would rather you knew that now than read it in a clause after the fact.
What the rate covers
- Tables, linens and more than 300 chairs.
- Both ceremony sites, indoor and outdoor, on wedding rentals, with no fee to switch on the morning.
- Set-up and clean-up inside the rental window, rather than billed as extra hours on either end.
- Security. Law enforcement is on site for every event and we arrange it.
Non-wedding rentals do not include the bridal suite or the groom suite. Every published rate is on the Investment page in full.
Catering and outside vendors
Catering is open: you bring your own caterer, and there is no in-house kitchen taking a margin on your food. Most outside vendors are welcome, and every vendor is verified by the owners before your event.
Alcohol
The bar is still yours to bring. Who pours it is not, and this rule is not one we can make an exception to for a single event.
A licensed and insured professional bartender, or a licensed and insured bartending company, is the only person permitted to serve alcohol at Antelope Creek Ranch Venue.
That follows the applicable Kansas requirements, including K.S.A. 41-2643, Caterer’s License; Rights of Licensee. It is a licensing question rather than a house preference, which is why there is no version of the evening where it bends.
- No open bar.
- No self-service bar.
- No alcohol served by guests.
Book your bartender the way you book your caterer, and send us their license and insurance with the rest of your vendor details.
Insurance
You are not required to buy event insurance. Antelope Creek Ranch Venue carries insurance covering the event and the property, which is a line item most venues at this price hand to the couple instead.
Security
Law enforcement is on site for every event, without exception. Security is an off-duty law-enforcement officer or a Sumner County sheriff’s deputy.
We arrange it rather than leaving it to you, so there is no headcount threshold to work out, nobody to hire, and no question about whether your event needs it. It does, and it is handled.
End time
The venue closes at 12:00 a.m.
Midnight means the event is completely over. Not the last song, and not the start of packing. Guests, the wedding party, vendors and everyone else are out of the building and off the property by then.
Build your timeline backwards from midnight rather than toward it, and tell your vendors the same. A band that needs forty minutes to load out needs to be off the stage by eleven-twenty.
What is not permitted
The list is short, and every item on it is here because of what it does to a building rather than because of how it looks.
- No confetti and no glitter.
- No open flames and no wood-burning fires.
- Nothing that damages the building when you decorate: no nails, no tape, no glue, no screws.
- Smoking only in the designated smoking areas.
That decorating rule is broader than the four words in it. Guests, clients, vendors and decorators may not use, install, attach, hang, fasten or apply anything that will or could cause damage to the structure, walls, doors, ceilings, floors, fixtures, surfaces, finishes or other property.
Sparklers are permitted, subject to weather conditions, fire restrictions, burn bans and the venue’s safety requirements. If what you are planning is not on this list either way, ask us before you buy it.
